Reservation Fee:
To reserve a patio home, a $7,500 reservation fee is required, which will be deducted from the Entrance Fee. If there is a change in circumstances (serious illness or death of either member of a couple) that would require the prospective resident/residents to move to a different type of facility, 100% of the reservation fee is refundable. If the prospective resident just “changes his/her mind,” Wesley Manor will retain a $2,500 handling fee.
Entrance Fee:
From the Entrance Fee that is paid to Wesley Manor, we will deduct 1% per month for the first 30 months of residency. After the 30th month, the Entrance Fee is never reduced again no matter how many years the residents reside in their home. Upon departure, residents will receive 70% of their original Entrance Fee as a return. (For example, if their Entrance Fee were $100,000, upon their departure the residents would receive $70,000).
